Fort Collins' New Rental Registration Requirements: What Property Owners Need to Know

Starting January 1, 2025, most long-term rental properties in Fort Collins (leases of 30 days or more) must be registered with the city. This requirement is part of the new Rental Housing program, designed to support both landlords and tenants while promoting healthier, more affordable housing. At Mascot Property Management, we’re here to simplify this process by handling the registration for all our customers—ensuring your compliance is stress-free and seamless.

Why Rental Registration Matters

The City of Fort Collins developed the Rental Housing program as a key part of its Housing Strategic Plan. The program’s goals include:

  • Improving Communication: Strengthening the connection between the City and rental property owners to enhance landlord-tenant education.

  • Understanding the Market: Providing data to better support the unique rental housing market in Fort Collins.

  • Ensuring Housing Standards: Requiring annual self-certification of rental properties to ensure units meet minimum quality requirements.

As a property owner, registering your rental not only helps the city achieve these goals but also positions you as a responsible and informed landlord.

Registration Deadline, Incentives, Fees and Requirements

To encourage early compliance, the City is offering prizes and incentives for landlords who register their rental properties before December 31, 2024. This is an excellent opportunity to get ahead of the requirements while potentially reaping additional benefits. Base registration fees are $37 per property, charged annually. Inspections aren’t required as part of the registration process, but owners will be asked to “self-certify” that their property meets the city’s standards. Renters can request an inspection at any time.
